LEARN ITS VALUE BEFORE YOU LIST

Setting the right price before you list and go on the market is critical to getting the most for your home and selling it quickly. A detailed Comparative Market Analysis report will provide you with the statistics, facts and insight to set the right price. A property priced "high" will get offers grouped around a substantially lower number than the list price. A property priced "too high" will not get any offers. Both "high" and "too high" will collect Days on Market and statistics show that these properties after too long on the market sell for a much lower price than those sold that were priced properly at the beginning. A property priced properly will receive offers close to the list price if not multiple offers. 


CHOOSE A PROFESSIONAL

Selecting the right agent to represent you is the most critical aspect of selling your home. For most sellers, there is a crucial disconnect about selling their home. We view our job as being tasked to successfully complete a liquidity event for our sellers. That liquidity event is defined as transacting your property through a successful sale into the cash in order for you to move forward with the next steps of your life. An example being, If you inherited $5 million or won the lottery, you would most certainly interview the top recommended money managers from the most name recognized and trusted money management firms. You would review the company and manager's track record, contact references and thoroughly investigate them to be comfortable with entrusting with them a large sum of money. However, with many sellers, the disconnect occurs by not treating the value of their property as the same as cash. By not making this connection of the value of your property equal to the cash that it will ultimately be transformed into, many sellers select their listing agent without thoroughly investigating the agent's experience, local market expertise, statistical and historical performance factors such as how long their listings are on the market before they sell, what price did those listings sell versus the original list price, how does the agent's performance match up against the other agents competing for the listing.  What I see are many sellers selecting listing agents that are new in the business or inexperienced friends or family members that do not have the necessary skills and resources to properly market, advertise, expose, negotiate and handle the transaction to accomplish the goal of successfully completing the liquidity event.
